The Challenge
A major Dubai real estate agency was losing deals due to their outdated PHP website. Load times exceeded 8 seconds on mobile (68% bounce rate), the search functionality was slow and unreliable, property images were unoptimized (2-5MB each), the site wasn't mobile-responsive (catastrophic for 71% mobile traffic), and they had zero visibility in organic search. Competitors with modern sites were dominating both paid and organic search results.
Requirements: maintain 10,000+ property listings, advanced search with 20+ filters, map-based property search, virtual tour integrations, lead capture with CRM integration, bilingual Arabic/English support, agent profiles and contact forms, and blog for SEO content.
Our Solution
We rebuilt from scratch using Next.js 14 with App Router and React Server Components. Architecture: Next.js 14 frontend with static site generation, PostgreSQL database for property data, Algolia for lightning-fast search, Cloudinary for image optimization and delivery, Mapbox for interactive property maps, custom headless CMS for blog content.
Key optimizations: implemented ISR (Incremental Static Regeneration) for property pages, image optimization with next/image and WebP format, code splitting and lazy loading for faster initial load, edge caching with Cloudflare for sub-100ms response times, server-side filtering before client-side for instant search, schema markup for rich snippets in Google search.
